Getting Ready to Sell

From our first contact with you to the commencement of marketing, we will conduct extensive research and establish the market value of your property based on factors such as relevant recent sales in the area.  We consider the price very carefully, as we want to sell your property, not purchase your business.  We never inflate our appraisal to win your listing.

We will also ask plenty of questions to help us understand as much as possible about the potential sale, including your aspirations regarding price and your motivation for selling.  Once we visit your property, we can make recommendations regarding presentation and any needed repairs or renovations.

Once we agree on the listing price, method of sale and marketing campaign, your solicitor will prepare a draft Contract for Sale.  We will then take professional photographs, draft a floor-plan and prepare the marketing campaign.

Marketing Your Property

Although Olive&Gella is a boutique agency, we market our properties on exactly the same outlets as the big guys.  We therefore guarantee that our advertising will reach the same prospective purchasers.

In our experience, web-based advertising captures the largest audience.  We therefore advertise all our properties on Australia’s premier real estate websites, including www.realestate.com.au and www.domain.com.au.  We also offer ‘Priority Placement’ on realestate.com.au at no additional charge.  Priority Placement secures the prime position for your property ahead of standard listings, attracting increased property views and quality enquiries.

Our marketing campaigns include an E-Brochure to property seekers who have registered their interest in comparable properties on domain.com.au.   In addition, we send property alerts and a newsletter featuring your property to thousands of prospective purchasers on our database.  Olive&Gella manages hundreds of properties in the area.  We therefore have a unique database of relevant and qualified prospective purchasers for the properties we list for sale.

Our Principals also personally conduct unlimited open inspections and inspections arranged by appointment.

Our marketing program includes professional photography of the property, production of a floorplan, drafting of advertising copy and the printing of high gloss, colour brochures featuring photographs, copy and floor plan of the property.

Our Fee

Our fee is expressed as a percentage of the final sales contract price. We only receive that fee when you settle a successful sale with a buyer introduced by us.

Communication

Quality communication between us is the key to a successful business relationship.  You will therefore always deal with the principals of the business, Rosie, John or Leta.  Yip – no assigned agents, junior agents or assistants!  You only deal with people who have a personal interest in ensuring that you receive the best possible service.  We will provide you with our mobile number and we will be available to you 24 hours a day, seven days a week.

We will also provide you with regular updates regarding the sale of your property. However, you can call to check on the progress of the sale of your property or to discuss concerns at any time.  No appointments necessary.
